Also construction costs are astronomical right now and we lost over half of publicly traded home builders in 2009.

But feel like that more about why don’t we get high density low income housing.

But generally all these articles are about people wanting to buy single family homes. In age of work from home I imagine not much zoning if you just going out in forest/farmland and constructing essentially a city from nothing within reasonable drive of an existing city.

This is absolutely happening in Charlotte/Raleigh/Austin etc. the problem is the houses are still really expensive because they cost so much to build.

Many existing homeowners oppose all new housing because it will deflate their home value, never mind that if they ever want to realize that home value, they’ll have to pay massively inflated costs for some other home.

Also generally speaking people don’t want to live in the middle of the forest.

One of the problems is that nobody is building “starter” houses anymore. They’re all super expensive McMansions. Even the “smaller” houses are all tricked out and super fancy/expensive. I’m not sure what can be done to fix this.

Sure, but all the suburbs were originally rural areas.

You have the government subsidize the shit out of building homes (mostly duplex/triplex type medium density stuff) for <200k in today’s money for a couple of decades. You also make it illegal for these properties to be used as rentals for 10-20 years in exchange for the subsidy or you’ll just end up giving a large government subsidy to large landlords who will happily gobble these up and rent them out for 1500+ a month.

The Iowa Caucus is the dumbest media-generated thing in politics, and that’s saying something. Iowa is one of the whitest states in the union, only the absolute weirdest freaks participate in caucuses, and NPR is going to spend all week pretending the results matter.
